What it is like to live here

Konyaalti is one of the five central districts of Antalya in Turkey (Law No. 5747). People live here rather than holiday: many families, quite a few of them civil servants. For waterfront restaurants and lively evenings, people go to Lara or the centre.

Konyaalti beach is pebbles. At Boğaçayı and by Sahil Antalya Yaşam Parkı there are small stones, at Sarısu and Kadınlar sand with pebbles (TÜRÇEV). Nearby is the Akdeniz Üniversitesi campus with its university hospital and medical faculty.

Property in Konyaalti is among the most expensive in Antalya (Life by Sea guide). The district is established, and here you pay for the school, the doctor and the sea already being nearby, not in a developer's plans.

Voice of a resident

"Konyaalti is for families and those who like a quiet life. Schools and kindergartens next to home, lots of family places, a large hospital nearby. The value of the district is the beach nearby and everything already built."

Anastasia Polevaya, in her fifth year living in Antalya

By law, housing from 200,000 USD is a basis for a residence permit of up to two years if you live in it and don't let it (Göç İdaresi); the migration service decides. At the guide's starting prices, new-build 2+1 flats start above the threshold.

Rental income is taxed on a 15–40% scale; in 2026 the first 58,000 TL a year are exempt if the income is declared (GVK No. 193). A non-resident should check. Housing held for a residence permit is not let.
